I just sold a couple of flips in Litchfield and working on a buy an hold in Winsted. 

I under contract to buy a couple of properties out of state. 

I have a couple people that are already taking classes so that they can place their license when I open.

If you end up paying a couple grand a year, no biggie.

We've done couple flips as well, but if I had the opportunity that you are talking about I think I would definitely fix up nice and sell.

Also keep in mind most people that are boasting their rate of returns don't seem to be saying if the properties are Class A, B, C, or D.One of the things that I do is look at my portfolio as a whole, I have brand new construction in Class A areas, in addition to Class B, and Class C properties.

If yes, you are welcome to choose one of the colors I matched up to colors used in brand new houses in my area....or use the colors as a spring board so as not to go too dark/light gold/gray.

I have co-brokered deals as well as closing every contract I have ever written on my own.My favorite now is a couple who had put in 8 contracts to buy a house and none of them were accepted.

I have been listing to the podcasts and have purchased some books and have been learning about real estate for a couple of months now.
