For those who choose to buy property without purchasing owners title insurance, the type of deed used and the ability of the person making any warranties to back them up is a huge factor in the safety of your investment.

Unless your broker chooses to advance you some money as a loan against your commission.  

We will be doing theme houses and/or brightening up the interiors a ton on whichever places we choose.

Or keep the tub and paint it and ???

@Florent Cohen a lot of the investors I work with are choosing single family homes due to the appreciation expected in the Tampa Area over the next few years. 

Black mold could be a huge issue, or may be a little corner in the bathroom that needs to be bleached and painted.

I have verbally told my clients the information but I think I will use your list (with attribution) :):)My short verbal spiel would be 1) handy owner occupants don't need to cash flow or make money / profit and 2nd will you have a dumpster onsite the day of closing with day labor for the demo, know EXACTLY which electrician, plumber, flooring, cabinet guy, sheetrocker.....that you will use and when will they start, the PART NUMBERS for the cabinets, flooring, paint colors, doors, light fixtures.....

@Jason Bott I would choose lower limit, but insurance company does not allow anything lower.

Insurance replaced all floors, full bathroom, trim, drywall (4ft high), and paint throughout full unit.

So they get an offer and see the bottom line from opendoor or alike and they see profit they are happy.Now if they were provided a bottom line from and agent at real value without the excessive fees and compared that to an estimate from opendoor etc I think most homeowners would choose to save thousands of dollars vs sell a month and a half sooner.They are in Las Vegas and Henderson now as well.
