Hi Jermey, I too primarily invest in Akron with quite a bit of Rental properties and Fix / Flips under my belt.

I would highly recommend the Lehigh valley, Slate Belt or Pottsville areas for good cash flow.

In Rust belt cities the asset condition piece becomes more important.  

We have one successful flip under our belts and have created a scalable business plan to do many properties per year.

I'm definitely not robbing the bank on the deal or relying on it to feed the family but to get it under my belt with potential I will take it.

I went to a seminar a few weeks ago and now trying to see if one of their systems will help me, of course they have a program that is a complete and total system that I cannot afford until I have several successes under my belt.

@Syman Scarpellino not to discourage you, but unless you have some good experience under your belt, trying to renovate a 6-20 unit building would be a major undertaking.

After listening to the podcast and reading the forums, I'm really just looking to get that first property under my belt.
