Hey @Frank Macias - I don't actually own any property in Bonita Springs but I can tell you it is very easy for an insurance agent to quote a flood policy for an insured on a property that they are interested in purchasing.

In my opinion it is EASY to find a property that cashflows and has a favorable ROI, I find those all the time; what is a bit more challenging is finding that along with the 20% under market, or value add potential but, this is how I look at property - it needs to have upside along with cashflow.

It's incredibly easy to manage as I have phenomenal tenants when take care of the place, so I'm personally happy with the little money it makes + principal pay down + paper losses from depreciation.
