I have a few deals under my belt but am in no way an expert.

Now with the training under our belts and the blessing of the town authorities, I authorized my wife to "cut loose" and furnish the home with a theme appropriate to its rural location. 

I've been in residential for about 5 years and look forward to getting a commercial deal under my belt.

I'm sure Rust Belt investing was great before steel got outsourced to low cost producing nations.  

Syracuse is more a part of the rust belt decline that runs from Detroit, Cleveland and Buffalo. 

If these properties are not cabins but are located near metro areas, particularly in Sun Belt cities, they are likely to appreciate significantly.

You win the customers by default because you are closer. 1 to 3 mile range.You get 2 or 3 under your belt and you want to tackle the competition, then you can switch your location business model.Do 1 Storage, versus 15 SFH/MFH. 

With a couple deals under my belt I am starting to feel the pinch of lost contacts or just lost information regarding the contacts.

I think it especially makes sense if you are tax-advantaged with the sale.What I think you definitely should not do is sell and go buy dead equity "cashflow" in the rust belt.
