Especially if you're willing/able to move to the next deal every year.If you buy a new house-hack every year for 5 years, that's an additional 10 rental units added to your portfolio.  

Costs have gone up a lot and with the higher interest rates, deals don't pencil unless you have higher down payment amounts. 

So if you are still uncertain, could just make a lease with employer and give that employer rights to sublet to the person, thus your lease is with employer and there on hook to you, and they can deal with the person and all that liability. 

I am investing in my third deal with them.

Are there any investors I could learn from, network with, and potentially even partner on deals?

Columbus OH is a prime example, we're still seeing deals here that hit the 1% rule.

Whether we partnered on a deal or if you need a property manager/co-host.
