Basically anything you feasibly need to do for your rentals.Next we can scrub your accounts and find passive losses or capital losses that are being carried forward or may have been forgotten about.Third we can cost segregate your other rentals and deduct the depreciation you haven't been using in the current year.

He's a perfect example of a real estate investor who uses multiple strategies to achieve wild success.Not only would I disagree with your statement above, but I'd say it's exactly the opposite -- the most successful entrepreneurs are able to replicate and scale their success in multiple businesses, industries and markets to the point that wouldn't be feasible with a single business focus.

Rob:Five to eight years ago, I may have agreed with your sentiment, but the newer products have pushed the envelope of feasibility - there are products out there now which maintain a CoP > 2 well below 40F.

You get into commercial finance going 5+ which can be quite a bit more costly upfront though so you may want to start there to see if it's feasible unless you're already past that point.
