Sourcing and acquiring deals these days is a little more complex than several years ago, depending on your connections, resources, etc. 20% equity hold for all of the work you'll be going sounds slim.

But I was listening to one of the bigger pockets podcasts and someone talked about the hardwood floors in the place that they had just purchased and It ultimately depends on what your extra strategy is.

I no longer have any section 8 tenants (and sold most of my rentals anyways).For me, I stopped doing section 8 because: CMHA (Cincinnati metro housing authority) was not willing to pay asking rents, but the bigger issue was the annual reinspections.  

Curious about your favorite resources to get started on understanding the business model. 

That will have a bigger impact than whatever your property manager will try.
