FHA guidelines require a borrower to establish bona fide occupancy in the home as the borrower’s principal residence within 60 days of signing the security instrument, with continued occupancy for at least one year.With that said, there is an opportunity to house-hack (example: purchase a multi-family home with the FHA, live in one unit, and rent out the others).

My advice is simple:1) Join a REIA OR join BiggerPockets Meetups and get around people2) Mingle and Identify the people who are investing in small multifamily properties (since that's your goal atm)3) Offer the person you "click with" the most your skillset (whatever that may be. i.e. mine is automation of tasks and sales) and work for free for as much time as you have available to offer.

At the 11th hour, after having our documentation for over a week, she informed us she could not get us the loan. 2) always returns our calls/emails timely 3) has provided us access to an automated comp tool. 4) has provided us access to a skip trace service.  5) has offered to be escrow so we could enter contract on a Sunday.  5) has used his contacts to obtain us free preliminary title checks.
