I did a quick search and found that the Multifamily properties here in the South Bay are really scarce in supply.

However, I would continue to use this strategy with anything I beleive I can renovate and stabilize quickly before refinance.

Most rely on rules of thumb to guide them.

Do your research sure, but quickly narrow down to what feels right to you, run some numbers, listen to those numbers and pull the trigger.Biggest mistake I see our Colorado buyers/investors make is not that they buy the wrong thing; it's that they spend two years analyzing before they buy. 

The most education you will receive is when you do your first deal...surround yourself with investors and agents that are investors themselves to help guide you and prevent you from making any major mistakes and you will be fine....there will always be several things that you learn from on your first deal!

Before U get to far into this deal you could pull public records look at the existing mortgage and or Deed of Trust and see who the beneficiary is this will tell you a lot very quickly if you simply cant ask the seller what his terms of his existing mortgage are.
