(normally recommended, especially if you are a landlord)- Water Backup: For water damage due to the backup of Sewers or Drains.- Personal Articles: Coverage for belongings that have a special or collectors valuesuch as Jewelery, Furs, Fine Arts, Collectibles, etc...Your age should not be a factor on the pricing but, depending on the company these other factors may get you credits:- Insurance Score (company pulls certain info out of your credit report)It is not your credit score but generally better credit will result in a better score- Time at your job- Education level- time at current residence Good Luck

I use the California Association of Realtors residential lease, and it has a section under maintenance that reads: “Tenant shall be charged for repair of drain blockages or stoppages, unless caused by defective plumbing parts or tree roots invading sewer lines.”So I wouldn’t see any issue with making the tenant responsible for calling a plumber and dealing with a clog they caused by flushing something that wasn’t meant to be flushed.

Hey BP,I'm hoping someone has experience in fixing clogged parking lot drains. 

I personally want to know that if for some reason I needed to leave the property would not be a drain on me. 

Interior French drain system around all perimeter walls, with a sump pump.

One of the items in the inspection was a clogged bath tub drain.

Since we are currently purchasing a home, our bank account will be pretty much drained.

I will supply all the material except what you will need for the drain/waste line and the hot and cold lines in the wall. 

This will hopefully be my first of a few income properties, so I don't want to drain my savings hoping for the future.Does anybody have any insight on Portland or Bend?

Can roof drainage be drained on the lot, catch basin, or tied directly to the storm system?
