There are also a lot of wonderful contractors out there that do a great job and are a pleasure to do business with, so do your due dilligence to make sure you end up with one of those :)I'm including a link to the CA Contractors Board regulations regarding what must be contained in a written contract.

rich, follow up, this was an article i had come across and posted the link on the forum once before, it talks about Land trusts and if you should do them in PA.

Residential liens (Primary Residence and Residential Other) had the second most number of liens but had the lowest rates and the highest competition (bids).I'll post more on my BP blog (link below in the signature line) in the coming weeks.
