Are they partying late into the night with "guests" arriving at all hours?

Unfortunately when we arrived both my wife and I got very sick with the flu.

We did this just twice per year, specifically during March, when tax refunds generally started arriving; and again in September or early October, before tenants started spending money on Christmas gifts.

They make sure the money arrives before the keys are given to the new owner, among other things.If a bigger (not talking about mom and pop) company offers to buy for cash, they just mean using a wire transfer.

We are actually working on a strategy now to potentially start selling our turnkey properties in Crypto currencies.Just looking for ways to not be exposed to the volatility if we take this route.Pity it's taken nearly four years for you to finally arrive at this strategy, right? 

and that the mileage starts when you arrive to the rental (ie, i go to my rental & need to get stuff at HD 3 miles away.
