In one case I had a drain cleared for $80 and in the other case I installed a $20 repair flange on the drain. 

The tenants will be much harder on the building and they will do incredibly stupid stuff that will make you scratch your head .they will be like oversized children .if you understand the desperation and difficulty of thevarea and the people then you will succeed ,if you go in with a set strict criteria and try to be tommy toughnuts to the tenants then your going to have very high vacancy ( leaving in the middle of night) nd repair costs ( like pouring cement down the drains ) and you won’t see the good income everyone talks about . 

This morning I woke up to the joyous image (and smell) of my basement drains puking sewer water into my basement...

The property is elevated and there is a big drain in the back.

The disclosure forms ask about water infiltration, not whether it was due to a hurricane, rain storm, or backed up storm drain on the road.

If a tenant called me with a drain issue, I would not ask the tenant to fix the problem by pouring liquid plumber down the drain. 

If you are doing service calls you probably want to find a handyman to clear drains and unclog toilets.

I can see the seller complaining about all the bad stuff the tenant put down the drains, and of course they have problems with it...

Then you have soffits, ridge vent, and soffits vent with insulation baffles in EVERY rafter bay.Pex all the water supply and PVC all the drain pipe top to bottom of whole house. 

(normally recommended, especially if you are a landlord)- Water Backup: For water damage due to the backup of Sewers or Drains.- Personal Articles: Coverage for belongings that have a special or collectors valuesuch as Jewelery, Furs, Fine Arts, Collectibles, etc...Your age should not be a factor on the pricing but, depending on the company these other factors may get you credits:- Insurance Score (company pulls certain info out of your credit report)It is not your credit score but generally better credit will result in a better score- Time at your job- Education level- time at current residence Good Luck
