I'd talk to your bank before you stop paying and see what they suggest. 

Unfortunately, the majority of investors that experience terrible service from turnkey companies, figure out that it's not worth spending tens of thousands of dollars suing their turnkey provider and just move on - which allows the turnkey provider to not change their ways and stay in business:(You should also check out this BP thread about the topic:https://www.biggerpockets.com/forums/88/topics/976647-turnkey-company-suggestion?

There are a lot of settings, so as Craig suggested, you're going to need to go in and make sure you've adjusted the sensitivity, etc...

I would suggest going local for the first one - I think it's much easier to manage.  

@Matthew Kauk I would suggest reading some of the in-depth forms in blogs on this topic, as it comes up quite a bit.

Your agent might be great but I would suggest a third-party.

I would suggest at least have a chat with some local realtors/investors to familiar yourself with the neighborhood and growth potential.
