Whoever taught you that I would go to them and do what they did as this setup for an ownership structure in my opinion is far to complex and your CPA is going to be scratching there head at end of year with all the tax stuff they will have to do and how you have to keep bank accounts for each entity and move money form one to the other to the other....

Always one of my recommendations to clients. 

My mentor did say that he has purchased them before and had the owner/ paid the owner to sign something that stated the owner did not want the property back.

@Olga NadalThis is a tough situation, but here's my direct take: If you're losing faith in the investment, paying capital gains tax might be better than being stuck in a problematic deal for years.

My understanding of the current text messaging compliance is that it's OK to send unsolicited texts as long as you don't use some kind of software/automated technology.

My second question was- Does it have to be one-for-one property or can it be one-for-two properties totaling 2M and more?
