You can get a pretty nice duplex in either one, you just have to be very quick, because you are not the only one who sees the benefits in house hacking lolFHA is not a great loan option at the moment, because we are in such a competitive market and FHA inspections are not popular with sellers.

If so, consider it.The counter-consideration is this:  IF the market doesn't demand hardwood upstairs, is it likely to punish you for a certain flooring choice?

So it doesn't make sense that a bank has a choice of lending at cap rate or at appraisal value, they're one and the same.Also, a bank would never lend at cap rate anyway.

Whatever your choice, cleaning, maintaining, and storing your sprayer properly will save you a ton of headache in the long run.  

if you find out the current use, you can pick it up right away with same or similar use. for example grain fields can be rented to local grain farmers. cleared forest can be replanted with Christmas trees, popular landscaping trees and plants, any realistic business it is zoned for. if there is a home on the property it can be rented. if you want to live there you can still rent out the fields at a local per acre rate to local farmers, or start any type of agricultural business, or home based business and hobby farm.

This was a dated, but livable ranch house in a popular area in Millard, a suburb of Omaha.

And to be completely candid, if you really want to rent units, apartments would be a better choice.  

It is a popular vacation rental destination, you love it, you have successfully navigated the notoriously difficult Tahoe STR restrictions and you have all the systems in place.
