Cities typically consider anything less than 30 day stays to be temporary lodging, which falls under a different set of rules than long-term rentals (basically running it as a hotel instead of private residence).

Hi Wendy - I have had the luxury of one fine tenant (I didn't even have to list the property since a neighbor down the street saw it) since I purchased the property so I can't be too much of a help.

Overall STR's tend to maximize rents again as long as location is in a hot zone.The other options is to find a more or a luxury style property that you can again use as an STR as long as it is approved with the HOA or area in general.

Also, you do a different type of rehab for BRRRRs than you do for flips, i.e. you don't need to completely replace the bathrooms, kitchen cabinets, flooring, you don't need luxury appliances or quartz, etc.
