Thats usually a tell tale sign that landlords are having a tough time filling vacant units on the North side of Missoula.Night life is catered to the college bound down town and you could try a microbrew every day for the next 6 months and never have the same beer twice.Iv personally been doing my best to hike down every trail that surrounds Missoula but so far i havnt hit all of the trails yet and iv lived in this town for years.Most everything else to do in town is either word of mouth and there are some publications that try to keep up with current happenings in and around Missoula.

@Eric Jackson I normally get my get my properties from 3 sources: MLS, direct mail, and word of mouth. #1 was a recommendation from someone that knew I flipped houses.

When the sheriff arrives, the property would be vacant since I plan to do a rehab that will take a couple of months, I guess I could just shut my mouth and just let the sheriff give me access to the property.

If it's possible to find profitable properties for flipping or wholesaling without putting in lots of research & marketing hours (ie, just through MLS, word of mouth, etc), and then actually do the flip/sale as a side gig, then I'd be interested in doing that to increase my funds to invest.
