By no means am I an expert in legal matters, but this just seems like a conflict of interest.

While there is a potential for conflict of interest with owning an investment property in the area you manage, it's not the only one.....there are many small opportunities for a conflict along the way, and that is where integrity comes into play.

Also, make sure your late fees are not in conflict with your state statutes.

I also recommend the evening meetings organized by @Jeff Rappaport as mentioned by @Rebecca Belnap above.I do know that licensed agents have to be a little more careful with wholesaling so that they do not create a conflict of interest.
