My background is construction and call centers. 

They had 4-5 stages of house condition, if memory serves.I think $10/sf should be your hard-stop minimum budget - anything less and you are just kidding yourself.  

I am just in the massive education and knowledge stage so I can hit the ground running day one.

Water/sewer is a profit center for govt.I would put sub-meters (<$200 each) on each unit. 

Most are in towns of 5,000 or less.We are in Phase 1 rent up stage in our first large city location(630) and in building stage across town (330).Ihave used this tool for all of the Buyouts or build outs above.

In addition, with the wave of big layoffs that have just been announced (11,000 at Meta, 10,000 at Amazon, 4000 at Twitter and a bunch of other companies not to mention a lot of layoffs in the construction industry and real estate agents/mortgage brokers needing a new job) if inflation has peaked, it's probably because we are in the early stages of a real recession (versus the technical recession of Q1-Q2 earlier this year).

Typically you want something near the center of the room and not too low or high

Far too many get stuck in the "paralysis by analysis" stage, thinking they just don't know enough to get started.

When it comes to hiring call centers, I don’t think my current business position will support it.

When I have a project like that, I will give tenants a guest pass to my local rec center with showers, pool and spa, steam sauna, fitness center, etc.
