I have looked at deals that were in areas I identified as being interested in, but it wasn't until I was in the property and giving the area a deep dive review that I started to think.

You just need to dig a little deeper :)

It may appraise high enough to pull more capital out but dives down the monthly cash flow.

You need to figure out where you want to invest and then dive deep into research mode.

If I had to do it again I would be far more aggressive and cut faster and deeper as this game is won by Earn, Save and Invest.

Complete Criminal, credit, eviction check, landlord references (dive 2-3 landlords back in the past.) to even see if they qualify for the unit!

If a deeper pockets investor wants a 15 property package this week there wouldn't be a problem.
