@Kelly G. each state has thier own WC laws, so you will get well meaning misinformation on these national websites.In WI, an employer does not need to carry work comp, but is liable for injuries to employees, sub contractors and volunteers.  

The property hasn't been re-assessed over 12 yrs since the previous seller and my concern is volunteering info as such will spike up the property tax next year.

The owner is saying she'll take $45K for both parcelA & B & the 3 buildings - and I didn't even ask...this is what they volunteered...wayyy below list.
