Listening to Brandon's Podcast here makes me think that i need to buy a property that is falling into a sinkhole and covered in black mold and then get my "Justice League" of contractors to fix it up before I can make a profit off of it (using the BRRR strategy).I desperately want to jump off the high dive into real estate investing but Im deterred because I dont want to buy a property with more cigarette smoke damage than a 1950s casino.

Listening to Brandon's Podcast here makes me think that i need to buy a property that is falling into a sinkhole and covered in black mold and then get my "Justice League" of contractors to fix it up before I can make a profit off of it (using the BRRR strategy).I desperately want to jump off the high dive into real estate investing but Im deterred because I dont want to buy a property with more cigarette smoke damage than a 1950s casino.

@Steve Vaughan  Steve loves excise tax  LOL.. but he is super sharp and has some work aroundsthis was the tough part when I did foreclosure rescue when it was legal in WA..Not only did we need to clear the bank many times we would only have a few hours to pay the property tax's and excise before they would record my deed the day before the sale.. it was pretty hairy on some of those deals but that's why we got the smoking deals. we could do this without title co attorney or anyone else.

Let me know what you think.As a matter of information, smoking is prohibited inside our rental units.If you decide that the apartment would meet your needs and wish to proceed with the application process, a “deposit to hold” binder equal to a month’s rent would need to be collected at that time.

If my offer is accepted we will do the rehab and market the house for rent starting at $750, no smoking, no pets( if renter insist on having a dog I will add $25 on top of base rent and a non-refundable pet deposit of $250)tenant pays all utilities and does yard maintenance.So, as of now I’m projected to net at $266.

If it was a normal state, I wouldn't be worried so much about litigation, but in California common sense went up in smoke years ago.
