If it's about impossible, then I'd make it a big enough increase to make it worth it to you, but cheaper for them having to deal with a 12 month lease.Then, offer it at a premium for a summer rental.Oh, and hopefully they aren't theater majors LOL.

If everyone else gets their $30 back then meh.Keeping the fees from those that fully qualify is akin to going to a movie theater paying to watch a movie and having them roll credits and walk you out, say "thank you" for coming and keeping the ticket price.

Win-win.At any rate, if you have law students or med students or other grad students (preferably not theater or music majors - they're flaky party animals), see if there is an off-campus housing listing for their grad students, or go talk to them about how to advertise to their grad students.You have to be careful how you word advertising on Craigslist or anywhere, though.

By the way, if there is any way you can just rent to grad students - preferably med students or law students or engineering students - just not art or theater majors (party animals!)
