When you have a transfer of funds and no documentation to back it up, then it's suspicious.

I've talked to several tenants of the type who know how to balance their checkbook (in short, the type you want), and they are suspicious of the free month's rent.

It's "not a profit center," but a flat property management fee combined with first-year rent and maintenance guarantees makes me a little suspicious about years 2-10...3.

I'd use 7+ years (7 to 20 or 25 perhaps).I don't know Alesco (it looks suspiciously like Click2Mail - same terrible data search interface).  

However, I am suspicious of this property manager because he refuses to disclose the lease agreement and proper documentation that the repairs were conducted or were needed.

I should add, I'm very suspicious of Sheldon Adelson's ulterior motives on this deal.
