I recommend a thorough risk management survey, preferably by a third-party professional that is trained to spot problems. 

@Marcus Auerbach, there are plenty of lenders who use a DSCR 1 ratio and base the rents on actual rents or the rents on the appraiser market rent survey.

Since this particular lender isnt requiring ground up construction experience, based on our conversation,  I will have land purchased, drawings, construction documents for permits, and surveys complete at that time.  

Get survey to split the land.

In a Polaris Project survey, 64% of trafficking survivors said they were homeless or had unstable housing when they were recruited.

These are often either free or have a small membership fee or a nominal cost and you can meet great people and often source some great deals and get the names of good connections at these types of meetings.

Off MLS they probably could have gotten a survey, title insurance, and some HOA transfer fees when purchasing, so better deals off MLS, and with no restrictions for resale.   

I’ll probably upgrade to the pro membership for access to those tools and calculators.
