Between Investing and breastfeeding I Had upgraded my business and started also consulting business owners about visual content.2021 I launched my marketing agency ‘The visualistit’ and thought business owners who have great ideas and want recognition - to market themselves and their businesses through videos on social, and feel really comfortable in front of the camera.In 2022 I did my third investment, this time in Israel, my country, 1076 sqft, remodeled it with contractors and rented it.2024 it is stronger than me 🙂 I decided to do real estate full timeI realized that I really love real estate because I love many parts of it,first it’s a people business, and for me that’s almost the best part :) Second, it's a creative business, from rehab and design to creative financing.

I understand that isn't what you thought initially but 15k is insane to get what you got and ended up with.There is way to much social med. crap that "get rich quick" is a pure and total smoke screen regarding real estate.

The tax advantages of buying/holding gas stations are pretty great.Many of the components of gas stations including pumps, tanks, external parking areas, and other equipment are classified as either 5 or 15 year property so you can bonus depreciate a lot of it (minus the land value) and get significant deductions in year 1.With the current bonus depreciation rate at 60%, a $1 million gas station acquisition could still lead to $100K+ in year 1 deductions depending on the specifics of your deal.
