One of my favorite complaints was how they replaced a light fixture with a smoke detector which would only work when the light switch was turned on. 

And the HELOC is more of a "smoke screen"and would not hold up if creditors went to court or go ta  subpoena for bank records, unless money was drawn.

The acid down the field lines was smoking and gurgling , I put down abour 20 gallons and let it sit . 

Thirdly, the smoke detector didn’t work.

The evidence, points that, they went to smoke outside of the house(they don't smoke inside), and tossed a cigarette causing the fire, as the first started, right by the front porch.How would you approach this?

We hear horror stories of contractors smoking inside projects or using the cheapest grade of materials and have been called to correct another contractors work (more expensive than our original bid).

Or was it priced high but that happened to be the week Mommy and Daddy were in town because Junior was having problems with pot-smoking roommates and they wanted him to move out ... anywhere?

A lot of this theoretical rent money might prove to be: largely smoke and mirrors?

When I bought the building I made it smoke free, and he was a smoker (as was all of his company).

Listening to Brandon's Podcast here makes me think that i need to buy a property that is falling into a sinkhole and covered in black mold and then get my "Justice League" of contractors to fix it up before I can make a profit off of it (using the BRRR strategy).I desperately want to jump off the high dive into real estate investing but Im deterred because I dont want to buy a property with more cigarette smoke damage than a 1950s casino.
