Once you combine cash flow, appreciation, debt reduction, tax benefits, equity, depreciation, inflation hedge, rental increases over time, etc.

I think you'll be very happy in the Cleveland / Lorain market as well and I always tons of demand for rentals whenever I list a property in Euclid so that's a great area to target as well! 

The additional bedroom adds to both the rental value, and significantly to the appraisal value, obviously.Given it's priced as if it's a 2 bedroom and not a 3, it seems like a great deal. 

Look for areas with stronger rental demand, lower property taxes, and minimal HOA fees to keep expenses down.

Does anyone have experience with buying rental or STR property there or have a connection there that I could speak to? 

You'll find that rental property investing isn't scary at all and a great property manager can actually save you more money than they will cost!

I can pay for all my problems using the cash flow from my current rentals.

The price point is much lower than California and you can find solid cash flowing rentals anywhere from $120-180k.
