Single-family homes benefit from a larger buyer pool, appealing to families and owner-occupants, which makes them easier to sell.

Lots of wholesalers are nothing but contract executors and do nothing but tie up properties without the ability to sell to and end buyer.

Even with the renovated units it does not appear that there are enough prospective tenants to make this worth your while.

Not having experience qualifying prospects I would think that the leads you would get from here, if any, would be..... challenging. 

You want to find local home buyers with overage who wholesale as they are usually more reputable.

The units are all currently occupied right now, so we won't have to worry about the buyer's market right now haha.With the cash flow I will receive, it will be enough to take care of property taxes, insurance, and enough to save up for any emergiences with the unit that I will need to take care of, so no need to worry, I got you :)!

With the new commission rules you can stay flexible with an offer of buyer agent commission, rather than having to commit to a certain percentage going to the buyer agent upfront. 

Maybe we can also take into consideration that we are talking about 2 completely different set of buyers.
