@Justin Hamel, to get the @ symbol to work properly to tag someone, you have to choose the name that pops up in a prompt near the bottom of the page after you type the symbol and the first few letters of the persons name.

-to avoid the whole building vacant at once, for paying tenants (if any) you may want to take 30 day notices (end of tenancy) one unit at a time (start with most under-market rent or least well kept apt) - some folks may start to pay more promptly given your actions!

I am putting this out in hopes to 1) Help anyone else out there who is trying to grasp these ideas as I was before, and 2) Open myself up to constructive criticism from the wealth of more experienced flipped out there that are on BP.I will try to be very prompt with answer questions, comments, advice or recommendations.

I phrase the conversation as others have said, above, so despite the fact we have an appointment, they need to "opt in" with a call/text confirmation at least 2 hours beforehand or it's as if we never crossed paths.Another thing that helps is double-booking (or more) the appointments (this also helps with perceived scarcity of resources and prompts more ambivalent applicants to make a move to "beat" their competitor.")
