I'm building a spec and ponder listing early, I've talked with others and see both sides. 

Furthermore, I ponder how this affects investors.

I pondered my own response and asked myself what it meant.

I would pick a market that you're already familiar with or have a local contact, or a market that you're pondering moving to.

I will continue to seek rentals and flips in both of these markets, but now I'm pondering the next step (if indeed one is needed)I've described in a different thread my desire to reenter a major, potentially high-appreciation urban market.

I have several tech friends who quit their cush jobs with dreams that they'd be bought out or become millionaires and I ponder they should stop and go get jobs again (it's been many years now and I don't think they're making enough to really live on).

Who'd probably still be there if you would have opted to move into the second floor.. you could have fixed and worked on that second floor unit while pondering when would be a better time to move to 3rd floor.

What I have been pondering lately is if it is possible to buy the land and mobile home then resell together and turn a decent profit.

Listen to a few of his podcasts, it will get you thinking (he'd say sell).as a side note, I've been pondering trading in my Portland properties. 

As I hang my head over the political discourse our country has come to, I also ponder the effects each candidates policies could have on the real estate market.
