On the first deal on any channel I'll invest even more to dial that channel in then work it down to the $5k target.

The thing is, at this point in analyzing a property I'm not really wanting to make an official offer yet.

So the three types of zones aren't "official" per se, so I would advise speaking with people who would know i.e. realtors, investors, property managers, others hosts, etc. and simply asking them what the medium to long term outlook is on STR regulation in that zone is.
