It is typical, but my guess is that they want to be sure you have no "undesirable" criminal offenses; selling drugs, murder and the like, and also to be sure that you can afford the regular HOA fees.

(No offense to any attorney, LOL) I'd back track on that if possible telling her she can see a RE attorney but the closing agent will explain the transaction.edited, just saw your last post; get your fee, give him a receipt for the assignment, this is an amount paid out of closing to be shown on the buyer's side of the HUD-1 or accounting settlement.

The best defense is a good offense, tactfully, see what the issue is and address the concerns, own up, most likely if you do they will simply say cease and desist, just stop that activity you don't have to quit RE, might have to, but you can't do anything else hanging in limbo either!

Second I assume you are looking for single family houses for long term rentals to hold and not rehabs or commercial properties.If that's the case you need to be very careful investing from afar in single family houses as the dynamics are different.Do not be sold on a property where they say it's CLOSE to this great area etc.Instead look at population growth, quality of schools, the economic planning department, permits pulled for building, whether the state is business friendly and whether it is a pro-tenant or pro-landlord state, median income levels, job growth, and crime levels ( violent versus non-violent offenses ) etc.Many more metrics to look at but this will get you started.

If you can build a little friendship with some of the inspectors, it won't get you out of some major offense, but it can't hurt.Plus, the Packers already won the Soldier Field game (which for people around the country, is ironically considerably CLOSER to Milwaukee than Lambeau Field is, but the team that plays there has sucked horribly for decades!
