You can get owner occupies financing on this type of property for 5% down.  

Institutional hard money lenders will not lend to you personally or on a home you are occupying.

The issue I'm running into with door knocking is that all the distressed properties I find seem to be occupied by renters, and they aren't giving me the time of day.

The only way you will have a reliable income is if a reliable tenant continuously occupies your property (your “customer”).
