When we started, we offered W/D/microwaves/lawn care-- now all of those have been removed, and my life is better!  

The house was built in 2002; the roof and furnace were replaced this year, a new built-in microwave and dryer were replaced as well as the AC was serviced last year.

Mini fridge, smaller sink, counter top stove, maybe a microwave and some cabinets.

I second the kitchenette idea. 5-6' ft of wall space for a small frig, microwave and sink adds a nice pop to the game space.

Folks have reported light fixtures, sinks, ceiling fans, washers and dryers, refrigerators and stoves, microwaves, etc. walking out the door when the tenant vacates. 

Also replaced outlets to be able to have a microwave and window A/C unit in there.

When I bought it,  I invested ~7k already to upgrade all the oven, microwave, dishwasher, and repainted the walls, with the hope that this will push the rent up.

If you think you will need Hotel service for your renters, talking to the CLOSEST 2 or 3 or 4 MOTEL managers might be a good idea.Motels have times when they are booked solid, and times when you could shoot a cannon through the place.Maybe you can negotiate a discount with the manager.Maybe less the daily maid service can get you a discount.What about cooking in the rooms, will they have refrigerators and microwaves, etc...Good Luck!
