Asking to pick someone's brain, to a seasoned investor or wholesaler, sounds like a waste of time because you didn't set it up.Your best set up is to lay out the deal or the specific dilemma so someone can answer that specific thing instead of just having their brain picked.

Suddenly they had found themselves without tenants in multiple properties because many of their tenants worked in a lot of the same industries that people got layed off in, and found themselves having to deeply discount the price of rent just to get a tenant, but in doing so, were still bleeding.  

Though a cost seg study doesn't increase your chance of audit, if you happen to go to audit it would be very tough to defend as a lay person.

Hired out repiping and tile the kitchen/dining room, while we slept in the garage.

So those are installed by partners in the local area.I would find out if there is a installer in Austin and get the lay of the land.

The current tenant says they have gotten the problem fixed but all that is required is some tile work and installing the new toilet. 

We are going to Portugal for the month of September to scout out more deals and get the lay of the land.

so far, I line up, realstate/wholesaler/one recommended PM/ 2 contractors that work on flipping for other investors/ a few local millwork vendors / tile company and i also set up a meeting with the housing authority for the section 8 program4.
