@Marisa VoelkelI usually pick theexit strategy primarily by the level of rehab needed:Flip - If it needsa full gut, I will just tend to flip it.BRRRR - If thereare salvageable parts (i.e. solid floors, and decent tile in the bathrooms) Iwill rehab what is needed, refi, and put a tenant in there.

Asking to pick someone's brain, to a seasoned investor or wholesaler, sounds like a waste of time because you didn't set it up.Your best set up is to lay out the deal or the specific dilemma so someone can answer that specific thing instead of just having their brain picked.

Suddenly they had found themselves without tenants in multiple properties because many of their tenants worked in a lot of the same industries that people got layed off in, and found themselves having to deeply discount the price of rent just to get a tenant, but in doing so, were still bleeding.

so far, I line up, realstate/wholesaler/one recommended PM/ 2 contractors that work on flipping for other investors/ a few local millwork vendors / tile company and i also set up a meeting with the housing authority for the section 8 program4.
