Your money is made at the time of purchase and based on the scope of work as outlined in your post, at a $80,000 purchase price you won't have a good enough flip margin with a contingency budget for those unexpected "profit killers".

I ask because if it is a killer deal and you expect to make more than $10k in an assignment fee, the whole deal could go south when the C Buyer sees how much you're making.

If it's all shoved into the "repairs" as a single $40,000 line-item, that can be a DTI killer or a "management judgement call" that isn't made until after scheduled removal of loan contingency (and we can't have that!).

@Julie Marquez  that's what I thought.. spec builders are not going to get this deal.WA fed is great at this product they do a lot of it here in PDX market.. congrats on building your new home.. enjoy the process if you have not done it already.. just be patient.. sub trades are killer right now.

Nowadays I pretty much only target 3/2's, unless it's an absolute KILLER deal. 

If so, this would be a deal killer for me.  

His ROIs, especially compared to mine, are 'killer'. 

A few still killer deals , a few not so killer deals.

Yes they mow, but they won't weed eat or spray grass killer along edges, and then they have excuses why the mower is broken and they have to skip a few weeks - it's annoying.
