If it's all shoved into the "repairs" as a single $40,000 line-item, that can be a DTI killer or a "management judgement call" that isn't made until after scheduled removal of loan contingency (and we can't have that!).

Yes they mow, but they won't weed eat or spray grass killer along edges, and then they have excuses why the mower is broken and they have to skip a few weeks - it's annoying.
