Housing costs and rents are through the roof while incomes have mostly remained stagnant.

Also, looking at the bigger picture, if this remains contentious, good luck getting him to come back to address any warrantable repairs etc.

We see real estate investing as a great way to diversify our portfolio and do want to remain on the more conservative side, especially for our first property. 

Determine local/state laws regarding wholesaling and determine if (1) you need to be licensed in the jurisdiction you’re considering and (2) if you’ll be able to operate profitably while remaining legally compliant2.

We have visited the market multiple times in the last six months but remain uncommitted to expanding. 

For example, if the inflation rate is 5%, what costs $100 today will cost $155 in 10 years.

You can add to that that there are hordes of real estate investors chasing the same deals that remain profitable.

So the goal is to sell the property but remain as a tenant. 

I find myself spending a little more off season than on as I do more tweaking and research to remain competitive and in front of eyeballs.  

The hard part is actually remaining disciplined to manage that emotion and not losing that conviction when it does get ugly.
