Should be able to do it for a couple bucks or just scrounge a flip after hours and grab stuff.

But rather than a third party grabbing the house at a discount, the borrower can, and must obtain the funds and show they are on the borrowers account, and then the mortgage is simply settled. 

This way you grab another door fairly quickly and do not have to share in the profits with family - yourself n your brother can invest individually and earn 2 x what you would by investing with each other. 2.)

Best advice, grab a good full service broker especially on your first transaction.
