A tenant accidentally started a fire that resulted in an insurance claim of around $41,000.

I was in land and Timber in ORegon all through the 90s one of my favorite business's just got back from Target practicing up in the Tillamook forest today :)  Timber though is HIGHLY regional..

They can basically just sit by the fire and wait.

Forest/Wood/Creek views still do okay.

I have seen a few STRs fire sale in the past 90 days due to over leveraged owners. 

The house was affected by a fire and most of the rehab was done by the pervious owner on the insurance.

In Philly, my current tenant is paying 3x the long term rent through CRS (a temporary housing provider) because he lost his home due to a fire. 

Starting with a heavy rehab BRRR's would be kind of like drinking from a fire hose.

Then tell them to fire their PM and raise rents, boom, done.

But during inspection of the attic, the bottom of the roof decking and the rafters were black from a long ago fire (5+years).
