Some dispatch sheriffs to shoot your dog.

It's a B- class neighborhood.Apparently there is some dog pee odor and some bad scratches in 2 of the 3 bedrooms and water damaged next to the kitchen (which is tile).The bamboo flooring flows through all the rest of the house except the bathrooms and kitchens.Would would you suggest?

. :-)One place had 9 dogs kept inside, goats penned on the porches, goats in a horse trailer and birds caged in the garage.

If I were a tenant and my landlord drives by every day unannounced I think I would feel uncomfortable.I understand the need to keep an eye on your property.The tenants also want to be left alone, if you live nearby and walk your dogs and it's your daily route, OK. 

They could've charged me for dog food and I would not have even realized it!

For that reason I think it's more critical for you than others to do whatever you can to stand out (ex: EV charger, arcade games, amazing photos, allowing dogs, etc.).

I love real estate and am now going to work in this industry.  

The fenced yard is a positive for small children (no added value) and dog owners ($50 month added value). 

Isn't there some kind of documentation for actual dog if it is a true service animal?

Its more specialized of an area of law and you shouldn't let the formation of the LLC become the tail that's wagging the dog.
