Instead of flipping the house, I should have wholesaled it—cleaning it out and listing it for another investor to take on the renovation.

I have nothing to gain other than to feel good in giving back to interested investors.  

Get out and meet some other investors at meetups and that will help you curate what some of those ideas would be like in real life, with the input of others who have done it.
