Most of the US real estate market has seen inventory continue to rise with a lot of relisting and stale dated listings, but Valdosta seems to be a “Great White Buffalo” (if you get the movie reference).

Positive Home Value Growth ForecastWhile the pace of home value appreciation is expected to moderate, Zillow forecasts a 2.8% increase in Buffalo’s home values for 2025, indicating continued market strength.In summary, Buffalo’s combination of strong job growth, relative affordability, limited housing inventory, strategic location, and positive home value forecasts solidify its status as the nation’s hottest housing market for 2025.

My advice is to be wise but continue.  

I have no social sphere or contacts family or friends in Oregon (I don’t know anyone besides my fiancée).Goals: continue to have flexible schedule while enjoying what I do (selling real estate) and making good money.

I have LTR’s in Akron, I will continue to buy more.

Even as my portfolio grew exponentially, my work/life balance continued to improve. 

For this, the learning is done by continually talking with people in the market you are looking and similar deals.  

Hey Hey @Veronica Mitchell - The most simple advice is to follow the CTA trainlines.I personally love the South East Corridor of Chicago which has Bronzesville, Kenwood, Washington Park, Hyde Park, Woodlawn, and South Shore.That area will continue to be gentrified because you have the lakefront and CTA trains.Others mentioned NW along the Blue and West along the Pink, Green, and Blue lines.

There are so many great people and resources throughout BP that will be great to build a foundation and continue you learning.
