Hello All,i am a young aspiring new to this site and the world of REI in general. i have always looked to real estate as an abstract means to an end using buy and holds to finance a modest early retirement.i had believed to do well i needed to live below my means and work a w-2 long enough to buy a property outright. realizing the futility of wages - inflation i saw i would never get there in time to realize compounding interest.

:Am about to bid on a project larger than my capacity, If I'm interpreting this correctly it sounds like this project is a bit of a stretch for your current bandwidth, if not beyond the ability of your current organization.As an owner, and with my experience with GC's, if a project is larger than what they can handle I would hope there would be a professional courtesy to simply bow out and say you're not able to fulfill the requirements of the project and give it to another group who can do the job to the specs within the budget and allotted time.

In the case of both PLOC's and HELOC's, even if you got a higher interest rate (remember we're talking simple interest) it blows even the lowest mortgage rates (compound interest) out of the water.
