Curious about potential STR restrictions.

I did a very similar automation campaign for my guests.One useful tip  (you covered it on finding the apartment) is that I like to record a full walk through YouTube to show how to work things.

First step is to check with the city or county to find out what the zoning is and the allowable uses are and what is required for development in terms of lot coverage, setbacks, height restrictions, utilities, access easement, parking,  etc.

With the Political outlook in Denver/Littleton, I would look to other markets that would net more profit with less risk of changing restrictions.  

It is a great drive and we have driven it a bunch of times.I just wish there were less restrictions on STRs in so many areas.

I had also seen a year or so ago that the community wanted to put more restrictions and require a local contact, and limit on number of permits , but haven't seen anything more stringent since that proposal failed.If you can share your experience, I'd greatly appreciate it!

Downside is bad tenants, depreciating trailer if you don’t own the land, and restrictions if the park if the owned by someone else.

The right title agent/company is absolutely essential to the double closing process.You do want to be aware that some Fannie Mae REO's have deed restrictions to how long you have to hold the property to sell it over a certain amount.In my area, they put in a deed restriction that you can't resell within 90 days for more than 25% over the purchase price.
