I tell my clients usually if they want Dollar Generals I want them well located with upgraded construction in a strong suburban to urban core area which is only about 10 to 15% of all stores.

Technically, all major cities still vote blue (even if they're in a red state), yet it appears that only cities with supply constraints (like geography) see the most appreciation. 

Currently all $200K is subject to self employment taxes ($30K tax bill).If taxed as an S-Corp, I could pay myself $50K as a salary, and only the $50K would be subject to self employment taxes ($7.5k tax bill).
