A market where there's population & strong employment growth, low cost of living, great schools, and tourism just to name a few.I currently own a duplex in the suburbs of Philadelphia.

For every million dollar sale there were probably 10 people that offered similar but didn't look as solid to close.If the tech demand softens there are media/biotech/tourism/financial/Korean etc. people waiting in the wings.  

Area - are there good schools, jobs, tourism, etc.  

When Rodney Dangerfield was in a class with the professor..who was played by Sam Kinison and they were talking about the war in Vietnam..Rodney started going off when asked a question and at the end of the conversation..Sam Kinison said..and I'm saying to you.."

And I would also be worried that the next time we have a big economic recession or depression, it could affect tourism in Orlando which in turn could affect employment and lead to evictions and vacancies. 

I then logged onto the cities tourism website and  found that 3/4 of the year the largest demographic is baby boomers who are retired.  

Based on lack of tourism in the area, I'm thinking It will attract 10 day-6month corporate type people.Of those, I'm sure some will dine out literally every meal, but I also think some wouldn't stay with a dishwasherless kitchen.I wouldn't consider this as an investment if it wasn't basement of my primary residence: Worst-case scenario, it flops as a rental and I have a great space for entertaining and guests crashing.Thanks for all the suggestions everybody.

Don't just think of it as a "vacation" rental:One thing that people tend to overlook is the fact that even though a property may not have certain characteristics which would make it ideal for tourism, it can make up for them by being near certain workforce centers, especially medical and research facilities.  

My goal is to be an active membership of bigger-pocket i find a lot of information, as i have choose to become a successful business man in this area , and promote the tourism in  Africa,Europe , all over the world, by bringing   new ideas to the community and my self.

By destination, I mean that the tourism is largely local, and is unlikely to attract people from the coasts and certainly international tourism.
