Whenever I reached out to someone I know who has done self-storage deals, they only gave super vague responses, often just a sentence or two.I am in both Houston and Las Vegas, so I’ll probably look within a 3-4 hour driving range for my first deal.

That always makes it so much harder to rent, or secure a great tenant.Here's my standard go to list now for long term rental updates:-LVP that looks like wide plank white oak-Ultra Pure white on all the walls-Vertical/ modern stack backsplashes and showers-Pop of color on the cabinets (pop of color can include black too)-Butcher block countertops (lower end) or white quartz countertops (higher end)-Modern light fixtures in brushed brassKeep it neutral still but a couple of style choices with the light fixtures (which are cheap) and it will appeal to the masses.Good luck! 

As for ideal number of investors, in this market, I would say 0 (or really 1, you), but this is completely open to your style.  

This number is a low multiple if she is earning $84k year gross.I flip homes and my business has slowed and would love to manage it full-time still self-service style but add some wash/fold/dry a few days a week for additional income and update machines and coin to card reader.

If I wind up selling off my Indy properties, I'd go buy in Reno or Vegas - Nevada has low property tax rates and appreciation is higher.

For me I look at us as a Ritz Carlton style brand so we are going to be implementing this to drive up ANR and occupancy and become #1 in our markets.  

I would love to scoop up a turnkey cabin at a discount :) I have bought probably 25 props through auction . com auctions  ( mainly Vegas) highly competitive anytime they start the opening bid so low it brings out a lot of bidders.
